Shopping Mall Development Together with Local Communities
To open one new shopping mall, it is necessary to draft a long-term detailed plan and solve problems carefully. The understanding of the local governments and the local resident is vital when developing and constructing a shopping mall.
Let’s take a look back on the development of the two shopping malls that opened in March 2011.

The ÆON MALL Kofu Showa is our first shopping mall in Yamanashi Prefecture. Showa Town is located in the center of the Kofu basin, and has been developing as a grain-growing region for a long time. As a suburban type shopping mall located near the Showa Bypass that connects southern part of the Yamanashi prefecture and the urban area of Kofu City, we will provide a pleasant shopping environment for the local people. |

The planned site is 20 minutes away by car from the urban area of Kofu City and Showa Town has been seeing a rise in population and the number of households due to the advancement of housing development as a bed town of Kofu City where Yamanashi Prefecture's city functions have concentrated. This shopping mall development started in 2004 as a commercial facility that is a core of the Showa Town, Jouei District Land Rezoning Project. |

The ÆON MALL Kofu Showa's site area is approximated 125,000 m2. In order to create a facility that will provide a pleasant shopping environment to the people of the community and enrich their daily lives as a new community space, we have carefully considered and reconsidered various aspects of the project, such as facility details, environmental impact, and traffic influence. |

We were the first among domestic private commercial facilities to employ the "Solar Cooling System" that Tokyo Gas developed. We use the hot water created by collecting solar heat using the solar heat collecting panels for coolers in the summer and heaters in the winter. It is an advanced environmental installation that achieves energy conservation and cost savings by preferentially using solar heat. In conjunction with such environmental load reductions, we are scheduled to receive an A rank in the Comprehensive Assessment System for Building Environmental Efficiency (CASBEE) for buildings that include environmental quality aspects such as amenities and consideration for landscape. |

In order to prepare for customers coming in with their electric vehicles (EV), we have installed 3 roofed battery charging stations (medium speed) easily accessible by customers. We have adopted environmentally friendly turf blocks for the ground. Use of these stations will be free for the time being. |

A chic design that conjures an image of a winery has been adopted for the food mall. In addition, motifs and colors of wine and fruit that are the specialty of this locality have been used in many places. Furthermore, from the color universal design standpoint, we have employed colors so that even persons with impaired color vision can easily recognize. |

We have set up a police patrolling site in the shopping mall premises, the first time in Yamanashi Prefecture, so that customers can enjoy shopping with a sense of ease. In the site, a space for desk work is also prepared. The construction of a shopping center is a big project involving the participation of hundreds of companies. A lot of works are commissioned to local companies through main general constructors, and construction works are conducted with all kinds of arrangements. |

In the mall of 160 meters long and having a 3-layer open ceiling with its concept of "the most beautiful, fun and friendly shopping mall," about 130 specialty stores, from stores for daily shopping to those for high quality with sophisticated sensitivity are creating a recreational entertainment space that can be enjoyed by the whole family. For about 70% of the specialty stores there, it is their first time to open up a store in Yamanashi Prefecture. Many of them said that they would love to open up a new store if the ÆON MALL opens. As such, we had a variety of specialty stores, including local ones in the mall. In particular, we have a full array of stores carrying children's clothes. |

Before we opened the mall, we held a tree-planting ceremony, of the "ÆON Hometown Forests Program" activities with the people of the local communities. Together with local people, we planted saplings of the native "hometown trees" and are preciously nurturing them. More than anticipated 3,000 people participated in the tree-planting ceremony, and we felt the high expectations towards the shopping mall. We held joint briefing sessions, and each specialty stores began to hire staffs. The employees of the specialty stores were also required to participate in the educational training conducted by ÆON MALL and were thoroughly informed of the mall rules at the first training session. Then, on March 11, the day of the pre-opening, the Great East Japan Earthquake struck. The ceremony for the grand opening scheduled on the 17th was cancelled, and the opening ended up with stores being asked to cooperate in the energy savings within the mall and the planned outages. However, we received words of encouragement from many customers. |

Being involved from the development phase, I experienced all sorts of difficulties. However, with everyone's support, we were able to open the first ÆON MALL in the prefecture. I am pleased that we could build a relationship of trust with the people of the community by repeatedly explaining things to them politely and showing them other ÆON MALLs outside of the prefecture. It is a wonderful experience to be the General Manager at the time of the opening new shopping mall. Thinking that it would be memorable for my eldest son who currently goes to Kindergarten, we participated in the tree-planting ceremony. He was really enjoying his first experience. Even if he forgets this experience when he grows up, it is nice to think that he can always see the growth of the tree that he planted here. In fact, I have heard stories about an ÆON MALL opening since 2 or 3 years back. As such, it was something I have been waiting for. All my shopping needs will be met if I come here, and so I am anticipating that my days will become very convenient.
